A Denver developer plans to turn nearly 4 acres of undeveloped land at the corner of Monroe Drive and Stanford Road into an assisted living and memory care facility. 

The project is currently designed for 24 memory care units and 113 assisted living/independent living units just east of the Marriott Fort Collins with whom it would share an overflow parking lot. The facility expects to employ about 15 staff on a typical shift. 

Developer Matt Oermann of Cherrywood Pointe Investment LLC won approval from the Fort Collins Planning and Zoning Board in late May. He is now clear to file final plans and get the permits to begin work.

The site is currently owned by Arena LLC, a limited liability company registered in Fort Collins.

The four-story project is across Stanford Road from Village Cooperative, a housing cooperative for active adults age 62 and older, and across Monroe Drive from the four-story Cycle Apartments and Foothills shopping center.

The Arena master plan was approved in 1987 for the block bounded by Stanford and Monroe, according to city documents. The block has been built out with the exception of this site. 

City staff recommended the project and said it was previously platted with infrastructure in place and adequate for the use. “High quality architecture defines the building,” staff said.

Stanford Senior Living is the second assisted living and memory care facility to win approval in recent months.

The city’s planning and zoning board approved MorningStar Senior Living in downtown Fort Collins in October and the Downtown Development Authority kicked in $370,000 to help the project come to fruition. 

So-called Block 23 —  bounded by Cherry Street to the north, North College Avenue to the east, Maple Street to the south and North Mason Street to the west — is slated to become a four-story mixed-use building including retail and a MorningStar long-term care facility with independent living, assisted living and memory care. 

The site is bisected by an existing public alley. The east side of the alley will include the building with 89 independent living, 44 assisted living and 27 memory care units and 20,000 square feet of retail space on the ground floor. 

The west side includes a three-level parking garage, according to plans filed with the city.
