Equipment moves in, demolition set to begin at old Kmart location – KFGO

FARGO (KFGO) – Heavy equipment has moved in and demolition will be getting underway at the former Kmart location on South University Drive in Fargo ahead of a multi-million dollar commercial, retail and low-income senior housing development.  

Enclave of West Fargo is the developer. Beyond Shelter is putting together financing for the housing portion of the project, which will serve people 55 and older. The cost of that part of the project is about $20 million dollars.

“We are planning to build two senior housing buildings,” said development director Lisa Rotvold. “We’re calling them The Plaza – Plaza One and Plaza Two. We’ll have about a total of 88 apartments for seniors and some community space amenities to make that development a nice community for our senior tenants.”

resized 20220307 091351Rotvold says there’s been widespread interest in the housing project. The income requirements are 60 percent of the local median income, which is between $30,000 and $34,000 per year.  

The city commission approved a tax break for Enclave Development which totals $1.4 million in savings for 15 years.  

Kmart opened in 1962.
